Aldar has unveiled Yas Point, a new waterfront destination on the northern side of Yas Island with a gross development value of $1.63 billion (AED 6 billion), marking the next phase in the island’s expansion as a global lifestyle, tourism, and entertainment hub.
The integrated mixed-use development will feature a five-star resort hotel, branded residences, an international school, retail, dining, and leisure facilities within a beachfront community connected to Yas Island’s existing attractions.
Once completed, Yas Point is expected to accommodate approximately 5,000 residents while offering a diverse range of lifestyle, hospitality, and entertainment experiences for residents and visitors.
Yas Point to feature integrated waterfront community
Located adjacent to Yas Island’s major entertainment and leisure attractions, Yas Point is designed to transform one of the island’s key coastal sites into a waterfront destination where residents and visitors can live, work, gather, and enjoy year-round experiences.
The master-planned community will include public spaces, waterfront promenades, recreational amenities, and vibrant social areas that complement the island’s broader lifestyle offering and enhance connectivity across the destination.

Spanning approximately 600,000 square meters, the development will include 1,600 residences and is designed as a walkable community featuring interconnected parks, waterfront pathways, and open public spaces that encourage accessibility and community engagement.
