UAE’s Aldar unveils ‘Noya Luma’ on Yas Island with 189 standalone villas

Abu Dhabi-based property development company Aldar Properties has announced the launch of 189 standalone villas at Noya Luma on Yas Island, following the success of the first two phases of its Noya development.

On the north side of the Island, Noya Luma is adjacent to the rest of the Noya community and is available for freehold purchase to buyers of all nationalities.

Highlights

Following the strong demand for four-bedroom villas during the first two phases, Noya Luma will offer detached villas with three, four, and five bedrooms to meet customer demand. All of the properties in Noya Luma will be stand-alone villas with more indoor and outdoor space, as well as larger plot sizes than those in phase two. Three-bedroom villas begin at $0.6 million, with four- and five-bedroom villas costing $0.7 million and $0.8 million, respectively.

At Noya Viva, location and community facilities were the main sales factors, and both will be carried over to Noya Luma. The project is close to all major road networks and Yas Island amenities, and it includes exclusive leisure facilities and gardens that will make it the ideal place to live, work, and play.

Offers

Noya Luma also offers direct entry to The Village, the Noya development masterplan’s community focal point. The community center will include shops and cafes, sports, fitness, and health and wellness facilities, as well as a mosque and a library. In addition, Aldar Academies will run a leading British curriculum school in the Village, which will serve the island’s increasing population.

Noya Luma is scheduled to begin construction in November 2021, with handovers beginning in February 2024. Noya Luma enters Aldar’s Yas Island residential portfolio, which includes Noya, Noya Viva, Yas Acres, Water’s Edge, Lea, Ansam, and Mayan.

The Yas Links Golf Course, Yas Mall, Ferrari World, CLYMB, Du Arena, Yas Beach, Yas Waterworld, and Warner Bros World are all located on Yas Island, which is a popular leisure and entertainment destination. Numerous luxury villas, apartments, and hotels make up the one-of-a-kind tourist destination and lively residential hub.
