Arada has introduced Inaura, a fitness-led hospitality and residential brand, with its first project, Inaura Downtown in Dubai, set to go on sale by the end of January.
Inaura is built around the concept of kinetic wellness, promoting movement, balance, and daily wellbeing as part of urban life. Its debut location, designed by the acclaimed Dutch architecture firm MVRDV, stands as a striking new landmark on the Downtown Dubai skyline.
Rising over 200 meters with 42 floors, the tower’s standout architectural feature is a central orb, home to social and dining spaces that offer residents and visitors 360-degree views of Burj Khalifa, Business Bay, and Dubai Mall. The design transitions seamlessly from active, city-facing areas at street level to quiet, private spaces higher up, creating a thoughtfully curated journey from energy to relaxation.
Inaura Downtown includes a luxury hotel tower and 114 branded residences, featuring The Sky Penthouse, a three-storey, six-bedroom residence, two duplex Sky Villas with five bedrooms each, and a range of apartments from one to four bedrooms.
Inaura Downtown is designed for a seamless fitness- and wellness-led lifestyle. Amenities include a 3,000 sqm multi-level Formative gym with yoga, boxing, Pilates, and dance studios; a medical clinic; a holistic spa with cryotherapy, hydrotherapy, and immersive therapies; and diverse F&B options, including a Sky Lounge in the tower’s signature orb. The development also offers co-working spaces, meeting rooms, a cinema, library, and children’s play area.
Residences are crafted for comfort, functionality, and long-term liveability, with floor-to-ceiling windows, spacious layouts, and private balconies offering panoramic views of Downtown Dubai. Residents enjoy direct access to shared wellness, hospitality, and lifestyle spaces. Located on the edge of Downtown Dubai, Inaura sits within a permanent Burj Khalifa view corridor and offers easy access to Dubai Mall, Business Bay, DIFC, and major transport routes.

The hotel spans the tower’s lower ten floors, providing modern luxury rooms and suites designed for guests who integrate fitness and wellness into daily life, with seamless access to shared facilities. LEED Gold precertified, the tower combines sustainable design with wellness-focused amenities, reflecting the growing trend of wellness-led urban living.

The project also leverages Arada’s fitness experience through Formative, the UAE’s largest gym operator by revenue.
