3Five8 Technologies DMCC, operator of ADDA, has launched its Rental Management Software (ARM) across the UAE to transform property operations for Built-to-Rent (BTR) residential towers and small-to-mid-sized property management firms.

The launch comes as the UAE residential market continues to show resilience despite regional uncertainty, with the new platform designed to help operators run leaner, reduce reliance on physical offices, and scale portfolios without increasing headcount.

Market shift from manual to digital operations

Despite growth in the BTR segment across United Arab Emirates, many rental operations still rely on fragmented tools such as WhatsApp, spreadsheets, and paper-based systems. This has led to inefficiencies in leasing, renewals, rent collection, and tenant communication, particularly for firms managing multiple landlord portfolios.

ADDA ARM aims to consolidate these processes into a single platform, enabling property teams to manage contracts, operations, and tenant engagement without expanding workforce costs.

Core features of ARM platform

ARM includes end-to-end contract and lease management, automated renewal alerts, and digital document storage. A unified operational dashboard provides real-time visibility on occupancy, availability, profitability trends, and portfolio alerts.

The system also generates landlord-ready reports, removing manual reporting work, while a tenant satisfaction tool tracks resident sentiment to improve retention.

An AI-powered help desk manages tenant queries, routing complex issues to staff and handling routine requests automatically. A mobile-first property manager app enables approvals, inspections, and communications on the move. Rent collection is fully digitized, with automated statements, follow-ups, and cheque management integrated into financial workflows.

Two rental models supported

The platform is designed for two core user groups:

Built-to-Rent properties: Institutional and private landlords managing entire residential towers can access live portfolio dashboards, lease expiry tracking, centralized documentation, and operational controls aimed at reducing revenue leakage.

Property management firms: Companies managing multiple landlord portfolios can scale operations without increasing staff, supported by automated reporting, dashboards, and workflow tools.

Integration with ADDA Community Super App

A key feature of ARM is its integration with the ADDA Community Super App, which allows tenants to pay rent, submit service requests, book amenities, receive announcements, and manage move-ins and move-outs digitally.

The integration is designed to improve tenant satisfaction, increase retention, and streamline communication between residents and property managers.

ADDA asserted that ARM is built to support operators working in a cost-sensitive environment, enabling remote-first management, automated workflows, and self-service tools for both tenants and landlords.
