Nakheel, a member of Dubai Holding Real Estate, has launched the next phase of Palm Central Private Residences on Palm Jebel Ali, introducing 222 beachfront homes amid continued demand for premium waterfront living in Dubai.

The latest release comprises residences across three low- to mid-rise buildings, featuring one- to four-bedroom apartments and four- to five-bedroom townhouses.

The launch of Palm Central Private Residences follows strong demand for the project’s initial phase, released in October 2025, further strengthening Palm Jebel Ali’s position as a sought-after waterfront destination.

The Palm Central Private Residences are designed to offer contemporary beachfront living, with direct beach access, views of the Arabian Gulf and seamless indoor-outdoor spaces. Features include expansive terraces, spacious layouts and double-height living areas in selected duplex homes.

Residents will have access to a range of leisure and family-focused amenities, including a fitness center, games room, kids’ club, infinity pools, landscaped outdoor areas and sports courts.

The wider Palm Jebel Ali masterplan includes a 9,000-square-metre retail centre and the Palm Jebel Ali Friday Mosque, designed by Skidmore, Owings & Merrill (SOM). The mosque will accommodate up to 1,000 worshippers and blend traditional Islamic architectural elements with a contemporary design.

“Dubai continues to demonstrate resilience and stability, underpinned by strong fundamentals and a long-term vision. This sustained confidence is reflected in the strong demand we are seeing for Palm Jebel Ali, which is rapidly emerging as a significant new waterfront destination globally. This next phase of Palm Central Private Residences builds on that momentum, offering a new benchmark for beachfront living while reinforcing our commitment to shaping world-class communities that contribute meaningfully to Dubai’s future growth.”

Spanning 13.4 kilometers, Palm Jebel Ali consists of seven interconnected islands and more than 90 kilometers of beachfront. The development of Palm Central Private Residences align with the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33, supporting Dubai’s long-term growth through sustainable design, integrated infrastructure and walkable communities.
